[Opening in 2026] Tokyo Station | TOFROM YAESU TOWER
Scheduled to open in 2026 in the Yaesu Exit area of Tokyo Station, the large-scale complex "TOFROM YAESU TOWER" will stand 51 stories tall and approximately 250 meters high. It is attracting attention as a "new gateway" for a diverse range of people, from business travelers to tourists. Together with the 10-story "TOFROM YAESU THE FRONT," the district will be known as "TOFROM YAESU," a massive project equipped with offices, commercial facilities, a theater, medical institutions, a bus terminal, and more.
The lower floors of both buildings, the Tower and The Front, will feature a commercial area of about 6,000 square meters, with around 70 shops mainly consisting of restaurants. It is expected to become a convenient spot for enjoying gourmet food and shopping right in front of Tokyo Station. On the first floor, there will also be an indoor plaza called "Himonochō Square," which will serve as a cultural hub, featuring displays such as mikoshi (portable shrines) from local festivals.
Furthermore, the second phase of the "Bus Terminal Tokyo Yaesu" will open on the basement level. Its excellent access to destinations across Japan as well as to major airports is a great advantage for travelers. In addition, the 3rd to 6th floors will house a theater and hall with about 800 seats, as well as conference rooms, operated by Pia Corporation and Congress Inc., where a variety of events such as music concerts and stage performances are planned to be held.
[Opening March 27, 2026] Ariake | TOKYO DREAM PARK
On March 27, 2026, a new large-scale entertainment complex, "TOKYO DREAM PARK," will open in Ariake. The facility will be operated by TV Asahi. The building, which has nine floors above ground and one basement level, will house a multipurpose hall, theater, event spaces, rooftop plaza, restaurants, and more, making it a true hub for hands-on entertainment experiences. The nearest station is Yurikamome "Tokyo Big Sight Station," just a five-minute walk away, offering excellent accessibility.
At the heart of the facility are the large-scale multipurpose hall "SGC HALL ARIAKE," which seats about 3,700 people, and the new theater "EX THEATER ARIAKE." The hall can accommodate about 5,000 people standing and is equipped with a top-level sound system based on TV Asahi's extensive experience in producing music programs. It is the perfect venue for concerts and live events.
On the other hand, "EX THEATER ARIAKE" is a theater with about 1,500 seats, ideal for plays and musicals. It features a highly flexible stage structure and an acoustic design that ensures clear delivery of dialogue and lyrics. Performances by popular idol groups and theater troupes are also planned, allowing visitors to experience dazzling stage entertainment.
Furthermore, the seventh floor will feature a multipurpose exhibition space called "EX STUDIO7." For the grand opening, the largest-ever Doraemon event, "100% Doraemon & Friends in Tokyo," is scheduled to be held.
On the eighth floor, the event space "EXSTUDIO8" will host Japan's first-ever branch of the world-renowned immersive digital art theater from Paris. Visitors can enjoy masterpieces by artists such as Van Gogh, presented with the highest quality visuals and sound.
The rooftop garden on the sixth floor, "DREAM TERRACE," will offer a spacious area overlooking the ocean, where visitors can enjoy seasonal events throughout the year. The adjacent restaurant will be the perfect spot to relax after a live show or for a date.

[March 28, 2026] Shinagawa/Takanawa | MoN Takanawa: The Museum of Narratives
On Saturday, March 28, 2026, a new museum dedicated to cultural creation, "MoN Takanawa: The Museum of Narratives," will open in TAKANAWA GATEWAY CITY, a large-scale development area adjacent to Takanawa Gateway Station. True to its name, "Narratives," this facility aims to let visitors to experience a new form of Japanese culture as a "story," encouraging them to discover new values for themselves.
The museum features a multi-level structure, spanning from three basement floors to six above-ground floors and a rooftop. Its most distinctive feature is that the entire building functions as a single exhibition space, centered around a theme—or “question”—that changes twice a year. In line with each theme, a wide variety of genres—such as traditional performing arts, manga and anime, music, and food—are fused together. With the use of cutting-edge technology, visitors can enjoy an immersive experience as if they are walking through a story.
Collaborative projects with domestic and international companies and and cultural organizations are also underway. For example, in partnership with Shochiku Co., Ltd., new experiences are planned, such as innovative Kabuki performances and the development of digital archiving technology, offering a new way to appreciate traditional performing arts. As an interactive museum that connects the past, present, and future of Japanese culture, it is expected to attract significant attention both in Japan and abroad.

The large-scale project consists of two towers—an office tower and a hotel/residential tower—rising 26 stories above ground and 3 below, with a height of approximately 115 meters. With direct access from the station that keeps visitors dry even on rainy days, it is attracting attention as a reliable base for both business and sightseeing.
In the hotel tower, "Hotel Metropolitan Oimachi Tracks," operated by Japan Hotel, is scheduled to open. On September 12, 2025, a new shopping destination, NEWoMan TAKANAWA, opened in Takanawa, Tokyo. [Opening March 2025] TAKANAWA GATEWAY CITY
The grand opening of "TAKANAWA GATEWAY CITY," dubbed "the largest town development project in JR East's history," will take place in March 2025.
TAKANAWA GATEWAY CITY consists of four main structures: the twin towers "THE LINKPILLAR 1," directly connected to JR Yamanote Line's Takanawa Gateway Station; "THE LINKPILLAR 2," adjacent to Sengakuji Station with offices and commercial facilities; the multi-purpose cultural facility "MoN Takanawa: The Museum of Narratives"; and the residential complex "TAKANAWA GATEWAY CITY RESIDENCE."
As the first phase, the twin towers of "THE LINKPILLAR 1," directly connected to the station, will open in March 2025.
In "THE LINKPILLAR 1," the SOUTH building's 1st to 5th floors and the NORTH building's 1st to 5th, 28th, and 29th floors, along with parts of "THE LINKPILLAR 2," will host the commercial facility "NEWoMan Takanawa," managed by Lumine. A partial opening will take place first, with the full opening scheduled for fall of the same year. Additionally, the upper floors of the SOUTH building will welcome "JW Marriott Hotel Tokyo," a luxury hotel making its debut in the Tokyo metropolitan area, in fall 2025.
The complex will also house a "TAKANAWA GATEWAY Travel Service Center" in THE LINKPILLAR 1. This center will cater to tourists by offering ticket reservations and arrangements while featuring interactive content that highlights the attractions of the East Japan region and Takanawa area through large touch signage.
Moreover, the new station on the JR Yamanote Line between Shinagawa and Tamachi, "Takanawa Gateway Station," will fully open. This station is the 30th station on the Yamanote Line.
Illumination Programs, Fountain Shows, and Historical Exhibitions
The various buildings are designed to resemble sailing ships awaiting their journey along the coastline, with dynamic lighting performances planned for the entire area.
During the town's development, artifacts from the early Meiji era, such as the "Takanawa Embankment," were unearthed. The 7th bridge section and park area of this nationally designated historic site are set to be preserved and opened to the public by fiscal year 2027. Additionally, the "Embankment Gallery," introducing the history of Japan's railway development and modernization, is scheduled to open.

[Opening February 2025] BLUE FRONT SHIBAURA
Located in Shibaura 1-chome, Minato City, Tokyo, the "BLUE FRONT SHIBAURA" project involves rebuilding the "Hamamatsucho Building" into a brand-new complex. Centered around the construction of twin towers—the S and N towers, standing approximately 230 meters tall—this development leverages its waterfront location to create and promote a distinctive waterside lifestyle. It also aims to connect Tokyo's bay area through this innovative project, which spans over a decade of large-scale mixed-use development.
In February 2025, the S Tower of the twin towers is scheduled to open. Its first to third floors will feature shops and dining options, while the 7th to 33rd and 35th to 42nd floors will host Japan's first "Fairmont Hotel," a luxury brand. (The N Tower is planned to open in fiscal year 2030.)
The commercial facilities will be located on the lower levels, seamlessly integrated with the Shibaura Canal, a boat pier, and a green promenade connecting to Hamamatsucho Station. The space will include waterfront balconies, terraces surrounded by greenery, and other natural elements. Around 40 establishments, mainly restaurants, are planned for this area.
Beyond Rebuilding: Pier Facilities and New Water Routes
This project goes beyond rebuilding to capitalize on its proximity to Hinode Pier and the Shibaura Canal, which flows through the Shibaura area. It includes constructing pier facilities and developing new water routes, invigorating water transportation as a novel means of transit. By enhancing the vitality of waterfront areas and connecting various points across the bay area, the initiative seeks to foster lively waterfront activities.
By spring 2025, the project will be linked to a green promenade connecting to Hamamatsucho Station. A pedestrian-only path with a roof will provide stress-free access to BLUE FRONT SHIBAURA even in bad weather.

【Opening July 1, 2025】Fairmont Tokyo
The "Fairmont Tokyo," a luxury hotel brand with around 90 properties in cities such as San Francisco, New York, Vancouver, Shanghai, and London, will open its first location in Japan on July 1, 2025. The hotel will be housed in the S Tower of BLUE FRONT SHIBAURA, occupying the 1st, 4th, and 35th to 43rd floors.

Nestled along the shores of Tokyo Bay, the Fairmont Tokyo offers a prime location with panoramic views—Rainbow Bridge to the east and Tokyo Tower to the west.

ILocated in the Shin-Toyosu area, the iconic circular theater formerly known as "IHI Stage Around Tokyo," which closed in December 2023, will reopen as "CREVIA BASE Tokyo" in spring 2025. Its inaugural event will feature "The Pharaoh Ramses Exhibition: Treasures of the Golden Pharaoh," organized by NEON JAPAN.
NEON Group specializes in producing globally renowned entertainment experiences, partnering with major entities like The Walt Disney Company and Marvel Entertainment. It has a vast portfolio of intellectual property licenses related to cultural treasures and blockbuster films such as "Jurassic World" and "Avatar". Its exhibitions on Ramses II, Machu Picchu, and other world heritage artifacts have been showcased across the globe.
"The Pharaoh Ramses Exhibition: Treasures of the Golden Pharaoh" will feature over 180 precious artifacts, making their debut in Asia. These include the wooden coffin of Ramses II, the longest-reigning pharaoh in ancient Egyptian history and ruler of the 19th Dynasty, as well as luxurious golden treasures symbolizing his reign.
Visitors can also take a virtual reality tour of two of Ramses II's most iconic monuments: the "Abu Simbel Temples" and the "Tomb of Nefertari," his beloved queen. The facility offers a soft "milk bath," a hot bath with temperatures of 42-43 degrees Celsius, and a cold bath. It is composed of two facilities: the "Toyosu Outer Market Edomae Market", which is designed to resemble the townscape of the Edo period and houses about 70 carefully selected restaurants, and the "Tokyo Toyosu Manyo Club", which has an open-air bath. There is a free foot bath in the "Senkyakubanrai Foot Bath Garden" on the 8th floor of the bathhouse, from which you can overlook Tokyo Bay.

The "Shokuraku Building" offers a culinary experience where you can savor fresh seafood, thanks to its location adjacent to Toyosu Market. The area is designed to resemble an Edo-period townscape, featuring "Toyosu Main Street," lined with shops offering products selected by expert wholesalers, and "Mekiki Yokocho," along with a food court called "Yoridori Machiya." Here, you’ll find a wide array of gourmet delights such as ramen and eel dishes.
Besides shops serving rice bowls and sushi made with fresh seafood, there are also live-cooking restaurants where you can watch the chefs prepare your meal. It's an enjoyable experience just to walk around and take in the sights.
